Frequently Asked Questions
What sort of things do you offer mudjacking for?
We fix sinking concrete for residential & commercial customers. Slab jacking, concrete lifting, concrete raising, concrete leveling, void filling, or mudjacking – whatever you call it, we are the best in Kansas City at leveling concrete. We can raise any concrete slabs on your property that aren’t already too damaged. Examples: sinking steps, driveway leveling, raise a walkway or stoop, garage floor leveling, house leveling, lift entrance step, and more concrete projects. If you have twisted, uneven or buckling concrete, we are here to fix it.
How’s the mudjacking actually work?
Mudjacking is a pretty simple process. In short, we drill small holes strategically in the slab that needs to be lifted and pump concrete mud beneath the slab until it is the proper height. Here is a short video showing the mudjacking process.
Why should I mudjack instead of replacing my concrete?
Concrete removal and replacement is expensive. Mudjacking, or concrete lifting, is a much cheaper, and faster, concrete leveling solution. Mudjacking typically costs half as much as replacing a concrete slab and can be done in hours. Unless you concrete slab is too damaged to mudjack it, there is no need to replace. The mudjacking process typically only takes a few hours, and you can use the slab immediately after it has been leveled.
Concrete replacement is much more costly because you’re not only paying for new concrete to be poured, but also for the old concrete to be broken up and hauled off, and there’s no guarantee that the new concrete won’t sink. Concrete replacement takes days of labor, as well as even more days before the concrete sets when you cannot use your driveway. That’s not to mention the heavy equipment potentially ripping up your yard and the noise and mess that it creates to replace concrete. Don’t waste money with new concrete, when we can mudjack it and get your existing concrete back to level in hours.
Do I need to be home during the mudjacking?
You only need to be home if your sunken concrete is in the interior of your home or garage. Outdoor areas like walkways, driveways, steps, and patios can be done without you being home. We only need access to a water hose, and we can do the job while you’re at work, running errands or simply going about your normal day. We won’t disrupt your busy schedule.
Will there be cleanup necessary after?
Mudjacking creates only a minimal amount of dust and debris from the process, far less than concrete replacement. It can easily be washed away with a garden hose. There is also little to no disturbance of the areas surrounding the slab that is being mudjacked. So long as the area being mudjacked is easily accessible, you won’t even know we were there except the newly leveled concrete. We make sure that you’re only left with a beautifully level slab when we leave.
What does mudjacking cost in Kansas City, MO?
It’s much cheaper than concrete replacement. However, the price depends on the area to be mudjacked and how much concrete we will have to use. Mudjacking can cost a couple hundred dollars for small jobs such as a couple sections of walkway that need to be lifted. Large commercial mudjacking projects such as entire parking lots that need to be leveled may cost several thousand. The cost is directly proportional to the materials needed to fill in the voids beneath the slabs to get the job done. Call us to chat about your project, and we’ll give you a free, no obligation estimate. Our mudjacking services are reasonably priced making sure that you get the best value for your money.
Will there be any maintenance needed after mudjacking?
It will be necessary to fill any seams in the areas that have been mudjacked or to seal any cracks in the concrete. Your concrete sank likely due to water getting underneath the slab and causing it to settle. Using cement caulk in these gaps or seams will prevent water from getting back beneath the slab, causing it to sink again. Concrete caulk can be purchased at your local hardware store and is easy to use, and will only take you minimal time in order to prevent future sinking. These small steps will mean your concrete slab will stay level for longer.
How do I know if my concrete needs to be mudjacked?
There are several signs to look out for to see if your existing concrete slabs need to be mudjacked. The most obvious sign is that you see gaps appearing between slabs that are next to each other. Not all slabs are going to sink at the same rate, and therefore you will notice the one slab is now lower than another. You may also notice a slab next to your home or garage is now lower than is used to be, meaning that there is a difference in height that wasn’t there previously. For larger slabs such as a driveway or patio, you may hear a hollow sound when you knock on certain parts of the slab or a basketball is bounced on it. This is a telltale sign that there is a void beneath the slab, even if the slab hasn’t sunken much at this point.
Other things you may notice is that water is no longer running away from your home as it should be, or that water is pooling in parts of your patio, walkway or yard that it didn’t previously. This can mean that the angle of the concrete has changed, even if you don’t immediately see it with the naked eye. Hairline cracks in your concrete can also mean that it is sinking, but these small cracks don’t have to turn into large ones if you correct the slab with mudjacking right away. By catching these problems early on, you can avoid having to replace the concrete altogether and save yourself time, money and headaches.
Will you be able to tell my slab has been mudjacked?
Well, we hope so! The slab will be raised to be level with the surrounding areas, meaning no more unsightly crooked walkways or slanting driveways. The only evidence that your concrete has been mudjacked will be small drill holes that will be filled with concrete after we are finished. We will do our best to match the concrete filling those holes with the color of the existing concrete. However, because newly poured concrete is a lighter color than aged concrete, sometimes these small patches will be visible. However, these drill holes are typically only a little larger than a quarter and will fade with time. Because we are not replacing the concrete slab, you will not have different colored concrete.
How many holes will be needed?
The number of holes that will need to be drilled will depend on the size of the slab that needs to be raised as well as the amount of concrete that will be needed to fill the void beneath the slab. We will drill the fewest amount of holes necessary to get the job done correctly. We strategically place the holes in order to minimize the number needed while being able to properly raise the slab.
Can you mudjack decorative concrete?
Yes! All concrete slabs can be mudjacked, even if it is decorative or stamped concrete. We do our best to match the patches put in the holes drilled to the color of the concrete, but like all mudjacking you will notice minimal patches in the concrete.
What happens if I don’t fix the unlevel concrete?
Unlevel concrete can cause all sorts of problems. If your driveway for example, slants towards your garage, water may run toward the garage causing expensive rotting or mold issues. These water issues can be even worse if the grade is sloping toward your foundation, leading to water in your basement or foundation stability issues. Unlevel walkways and steps can also lead to painful trips and falls.
If your concrete continues to sink, it can eventually crack or crumble, leading to it needing to be repaired, or even replaced. Cracks will also let in more water, making the sinking problem worse. In time, if the concrete is not leveled, the entire slab could sink and crumble, meaning it will need to be completely replaced at a much higher cost. So it’s best to correct the issue now, before they turn into more costly and bigger problems. Mudjacking is an affordable option that will save you from high priced repairs in the future.
What causes concrete settling?
Concrete sinks as the earth moves and shifts. It’s a natural occurrence. It can be caused by water from rain or snow melt, from a leaking pipe beneath a slab, or even rodents burrowing under a slab. This shifting dirt leads to voids below concrete, leaving the weight of the concrete above unsupported. Those voids lead to the sinking of concrete. But no worries, Kansas City Mudjacking can raise your concrete and fill in the voids beneath! If you need concrete leveling Kansas City, give us a call.
How long does mudjacking last?
Mudjacking is a semi-permanent fix, meaning it won’t last forever, but it is not short term either. Mudjacking typically lasts 8 to 10 years, and can last even longer with concrete maintenance and repair. Depending on the cause of the sinking in the first place, mudjacking can last the lifetime of the slab. Being sure to seal any seams and cracks in the concrete will create a much more water tight barrier, meaning there is less of a chance of the concrete sinking again. If the water problem is something such as a leaking pipe or a downspout that was placed improperly, fixing these problems could mean that your slab never sinks again.
What’s the difference between mudjacking and polyjacking?
Mudjacking uses a concrete “mud” or slurry to fill in the voids beneath the existing slab, lifting the concrete. Polyjacking uses a polyurethane foam to fill in the voids and lift the slab in a similar fashion, however the polyurethane foam is not recyclable, while concrete is. This means that when you wish to have the concrete slab replaced, you will have to pay more to dispose of the old concrete. Polyjacking also costs 4 to 5 times more up front than mudjacking does with the same results. Mudjacking is an economical concrete lifting solution that has stood the test of time.
Why do you need your concrete leveled?
The grade of your household is more important than you think. With Midwestern rain and conditions, the level of your walks and driveway can be key to keeping your foundation dry and dependable. If rain water is not draining away from your home, it can cause serious water damage. Water constantly pooling near your foundation can lead to basement flooding, foundation damage, or even the need for major foundation repairs. Gaps within your concrete where concrete has sunk can also be a foothold for mice and other critters to make a home, or enter your home. By leveling the concrete, these gaps go away cutting off their entryway.
Another consideration is that if the void beneath a concrete slab is not filled, the concrete will continue sinking, eventually leading the the concrete cracking and becoming unable to be repaired. The erosion will not stop until the concrete is lifted and the gaps sealed. Concrete replacement will become an inevitable, costly expense. This can be avoided entirely by lifting the concrete when you first notice that the slabs are shifting. By fixing the problem early on, you save the money and headache of replacing the slab or having to repair damage caused by water and ice buildup. Whether it’s a gap within your porch or a small slant toward your home, mudjacking can be the key to fixing your pavement quickly and easily with almost no downtime.
How long until I can use the slab being mudjacked?
You can walk on your slab almost immediately after it has been mudjacked! This means that sidewalks and walkways have almost no down time. For driveways, we recommend that you do not drive or park a vehicle on it for 24 hours after the mudjacking process has been completed. Most mudjacking jobs will take only a few hours and the results can be seen immediately. Compare this to days of downtime when you have to replace concrete slabs, and you’ll see that mudjacking is the best approach for your busy life!
What do you not offer?
To be clear, we deal in concrete repairs only. We do not offer any driveway resurfacing, stamped concrete, asphalt, driveway seal coating, or other concrete services. We also do not offer appliance repairs in Kansas City, but our friends at Diamond Appliance do.
